Two mechanisms:
- Commute reliability. Road journey times degrade as a city grows; metro journey times do not. Over a long holding period this asymmetry compounds.
- Buyer pool expansion. A metro-connected address becomes viable for households without two cars, or with a Delhi-working member, widening the demand base at both rental and resale.
The four questions to ask about any announced line
Announced, approved, sanctioned, funded and under construction are five completely different states. Marketing material frequently treats them as one.
- What is its actual status? An approved detailed project report is not construction.
- Where exactly are the stations? A line passing near your sector without a station in it delivers almost nothing.
- What is the funding position? Unfunded projects can sit for years.
- What is the realistic timeline? Assume longer than announced. Metro projects in Indian cities routinely run behind.
The asymmetry between existing and planned
This is the practical point for buyers.
- An existing connection, like Sector 53-54 at five minutes from Sector 63A, is a fact you can verify by using it tomorrow.
- A planned connection is a probability-weighted expectation.
Both may be reflected in price. Only one is certain.

If you are choosing between an established metro-connected sector and a cheaper one dependent on future connection, price the difference as an option: how much are you saving, and what is the probability and timing of delivery?
Buyers who do this honestly usually conclude that the discount on the unconnected sector needs to be substantial to be worth the wait — particularly for households with school-age children, who cannot defer their commute for a decade.
