The supply point is the important one
The most underweighted difference is supply volume. New Gurugram has extensive developable land and a large pipeline of launches. The northern Golf Course Extension corridor does not. Over a holding period, competing supply is one of the strongest determinants of price behaviour.
How to decide
Ask three questions:
- Where do you actually go every day? If it is the airport and the western business districts, New Gurugram wins. If it is Cyber City, Golf Course Road or Delhi, Sector 63A wins.
- Do you need infrastructure now or can you wait? Families with school-age children generally cannot wait.
- Are you buying scarcity or value? They are different strategies and both are legitimate — just be clear which one you are executing.
