Golf Course Extension Road is the residential spine of southern Gurugram — and one of the most frequently misused addresses in Indian real estate marketing. This guide sets out what it actually is.
What it is
Golf Course Extension Road runs south from the end of Golf Course Road, connecting the established DLF-era Gurugram in the north with the newer sectors to the south. It intersects the Southern Peripheral Road (SPR) and links across to Sohna Road.
It is not the same road as Golf Course Road, and the distinction is commercially significant — see Golf Course Road vs Golf Course Extension Road.
The sectors it covers
The corridor and its immediate catchment include:
| Sector | Character |
|---|---|
| Sector 61 / 62 | Northern end, closest to Golf Course Road |
| Sector 63A | Prime position — two arterials within two minutes |
| Sector 65 / 66 / 67 | Mid-corridor, dense luxury and premium supply |
| Sector 58-60 | Western flank toward Sohna Road |
| Sector 70 / 70A, 71 | Southern end, newer development |
Position within the corridor matters enormously. The northern end enjoys established infrastructure and faster access to Golf Course Road and the metro; the southern end offers more space and lower rates but a longer run to the arterial network.
Why it became the luxury spine
Four things happened roughly in sequence:
- Golf Course Road filled up. Land on the original corridor was exhausted and prices reflected scarcity.
- SPR connected the south. The Southern Peripheral Road gave the extension corridor a second arterial, transforming it from a dead end into a through-route.
- Office demand moved south. New commercial supply reduced commute lengths for residents here.
- Developers clustered. Premium developers concentrating product here created a recognised luxury address, which is self-reinforcing.
What living here is actually like
The good: Established social infrastructure — schools, hospitals, malls — all within short drives. A dense concentration of gated luxury housing. Genuine metro access at the northern end. Twenty minutes to the airport.
The friction: Peak-hour congestion is real, particularly at the junctions where the corridor meets Golf Course Road and SPR. Ongoing construction across the corridor is a permanent feature. Public transport beyond the metro is limited — see public transport near Sector 63A.
A fuller balance sheet is in living on Golf Course Extension Road: pros and cons.
The property market here
Predominantly gated group housing, weighted to premium and luxury. Ticket sizes span a wide band depending on position, age and developer, with new low-density launches at the top. Godrej Verano at Sector 63A — 11.36 acres, four towers, 81% open greens — sits in that top band. Compare against the corridor's other luxury projects.
