Online reviews of Indian property developers are among the least reliable data available. Portals carry incentivised content, forums attract both aggrieved and promotional posters, and almost none of it is verified. Here is how to extract signal anyway.
Why most review sources fail
- Property portals monetise developer relationships, which shapes what appears
- Reviews cluster at extremes — the delighted and the aggrieved post; the satisfied majority does not
- Project-specific issues get attributed to the developer as a whole, and vice versa
- Timing matters enormously — a review of a project handed over eight years ago says little about current practice
- Astroturfing is common in both directions, including from competitors
What to read instead
1. RERA complaint records
The most objective source available. State RERA authorities maintain records of complaints and orders. Check the Haryana authority's records for the developer's other Haryana projects — this is public, verifiable and far more meaningful than a star rating.
2. Published financials
For a listed company, audited results, investor presentations and analyst calls contain project-level detail on collections, deliveries and completions. This is disclosure with legal consequences attached.
3. Resident associations at completed projects
The highest-value source by a distance. Residents of a delivered project have lived with the outcome for years. See what to ask them.
4. Your own site visit
Basements, lifts, corridors and landscape at a five-year-old project tell you more than a hundred reviews.
The questions that produce honest answers
Ask specific, factual questions rather than opinion questions. "Was it good?" produces noise. "How many months after the RERA date did you get possession?" produces data.
- What date was possession originally promised, and what date did you actually receive it?
- How many snags did you log, and how many were closed within 90 days?
- What is your current monthly maintenance charge per square foot?
- Have there been water, seepage or lift problems? How were they handled?
- How long after handover did the clubhouse actually open?
- Did the common areas match what was shown at booking?
Applying it to a pre-launch decision
At pre-registration stage, the developer's track record substitutes for the protections you do not yet have. Weight verifiable evidence — RERA records, financial disclosures, your own inspection — far above review scores.
