Godrej Verano is a new launch. You cannot walk the building, tap the walls or check the lift lobby, because none of it exists. Here is how to assess quality anyway.
1. Read the written specification, not the show apartment
The show apartment is a marketing instrument. The written specification annexure is the contractual document. Request it and work through:
| Element | What to ask |
|---|---|
| Structure | Design basis, concrete grade, seismic compliance |
| Flooring | Material and size per room type |
| Bathrooms | Brand and grade of sanitaryware and CP fittings |
| Kitchen | Counter material; modular units included or platform only |
| Doors / windows | Frame material, glazing type, double glazing on west face |
| Air-conditioning | VRV/VRF or split provision; outdoor unit location |
| Ceiling height | Finished floor-to-ceiling, not floor-to-floor |
| Waterproofing | Approach for bathrooms, balconies, terraces, basements |
| Electrical | Points per room, automation and EV charging provision |
| Lifts | Make, speed, count per core |
| Power backup | KVA per apartment and for common areas |
Ceiling height is the specification most often quoted misleadingly. Floor-to-floor includes the slab and services; what you live under is finished floor-to-ceiling. Always ask which number you are being given.
2. Inspect the developer's completed work
The only real evidence available. See completed projects in NCR — visit one recent project and one around five years old, and inspect basements, corridors and lift lobbies rather than lobbies alone.
3. Assess the design and consultant roster
At Verano, architecture is by UHA London, landscape by PL Design, Bangkok and interiors by Atelier, Mumbai.
International consultants do not guarantee construction quality — design and execution are separate disciplines. What the roster does indicate is the budget allocated to design, which is a reasonable proxy for the seriousness of the overall build.
4. Ask who is actually building it
The contractor matters as much as the developer. Ask which construction contractor has been appointed and what they have built previously. Large developers work with a range of contractors, and outcomes vary between them.
5. Use the low-density plan as a quality signal
Four towers on 11.36 acres at ~19% ground coverage is an expensive planning decision — it forgoes saleable area. A developer optimising purely for short-term yield does not make it. That is not proof of construction quality, but it is evidence about intent.
What you can still do later
At possession, conduct a proper snagging inspection before accepting handover — ideally with an independent inspector. Once you take possession, your remedies narrow considerably. Build this into your plan now, alongside the booking process.
FAQs
How can I assess construction quality at a new launch?
Read the written specification annexure rather than the show apartment, inspect the developer's completed projects, review the consultant and contractor roster, and plan a proper snagging inspection at handover.
What is the difference between floor-to-floor and floor-to-ceiling height?
Floor-to-floor includes the structural slab and services above. Finished floor-to-ceiling is the usable height you actually live under, and is the number that matters.
Do international architects mean better construction?
Not directly. Design and construction are separate disciplines. An international roster indicates design budget and intent rather than build quality.
Should I get an independent snagging inspection?
Yes. Remedies narrow considerably once you accept possession, so inspect thoroughly before handover.
