The features that genuinely matter
1. Orientation
The highest-impact sustainability decision, and it is free once made. Buildings oriented to limit western and southern solar gain need substantially less cooling.

How to verify claims
Ask for the specific certification and its rating level, in writing, and whether it has been awarded or only targeted. "Green building" with no named certification, level or certifying body is a marketing phrase, not a credential.
Then ask:
- Which body — IGBC, GRIHA, LEED or another?
- What rating level, and is it awarded or pre-certified?
- Which specific features earn the rating?
- Are those features in the written specification annexure?
That last question is the important one. A feature described in marketing but absent from the specification annexure is not contractually promised.
The honest framing
Sustainability features in Indian residential projects are usually modest in environmental terms and meaningful in comfort and cost terms. Orientation, shading, landscape and water management will affect your electricity bill and your summer comfort.
