What to do on a visit — the checklist
Visit at least two completed projects, ideally one recent and one around five years old. New buildings all present well; only an older one tells you how the specification ages.
At the gate
- Security process — is it actually enforced or performative?
- Visitor management and vehicle checking
- Approach road condition and traffic at the entrance
In the common areas
- Lobby condition — finishes, lighting, cleanliness, signs of wear
- Lifts — count, waiting time, interior condition, service records if visible
- Corridors — lighting, ventilation, seepage marks on walls or ceilings
- Basement — the most revealing space in any building. Look for water ingress, drainage, ventilation, lighting and how parking is actually managed
Outside
- Landscape upkeep — is planting maintained or surviving?
- Whether amenities are operating. A pool that is closed or a gym with broken equipment tells you about management, not construction
- Water and drainage after rain, if you can time it
Ask residents
This is the highest-value part. Residents will tell you in five minutes what a brochure never will:
- Was handover on time?
- What was the snagging experience like?
- How responsive was the developer after possession?
- What are actual monthly maintenance charges?
- Any recurring problems — water, power, lifts, seepage?
- Would they buy from this developer again?
What you are actually testing
Three things: delivery reliability (did it complete roughly on schedule), build quality as it ages (how does it look at five years), and post-handover conduct (did the developer stay engaged after collecting the final payment).
The third is the one that never appears in marketing material and matters enormously.
Then apply it
